Creation Breaks Ground on Source Business Center

Prime Infill Development Delivers Next-Gen Industrial Solutions in Land-Constrained Tempe

Creation, a leader in innovative real estate development, announced today that it has started construction on Source Business Center a 144,885-square-foot Class-A industrial facility located on the southeast corner of Warner Road and Hardy Drive in Tempe.

Yesterday, partners, investors and city officials participated in a ceremonial groundbreaking event following Creation’s acquisition of the 15-acre site alongside investor CrossHarbor Capital Partners. Creation made a $25,000 donation to benefit Lily’s Pad, a hyper-clean indoor playground in Tempe designed to provide immunocompromised children and their siblings with a clean environment to play in.

Positioned in one of the most sought-after industrial submarkets in the greater Phoenix area, Source Business Center features 32-foot clear heights, abundant power, and 6 acres of contiguous yard space, allowing for flexible storage, or excess passenger vehicle, trailer, or box-truck parking. The property also offers prime access to both I-10 and Loop 101 and boasts prominent frontage on Warner Road. Uniquely, the site is rail spur capable thanks to its adjacency to a Union Pacific rail line, making it an exceptional fit for tenants requiring rail connectivity.

“Breaking ground on Source Business Center showcases our commitment to delivering modern, infill industrial space in land-constrained submarkets with high barriers to entry,” said Grant Kingdon, principal of Mountain West Region at Creation. “Tempe’s limited land availability and strong demographics drive demand for sites that can accommodate vehicles, equipment, inventory and raw goods. Our team has deep local ties—many of us live here, went to ASU, or launched our careers in Tempe—so there’s a distinct buzz around Source and our nearby Nexus Commerce Center project that will break ground next month. We take great pride in redeveloping these sites and look forward to elevating the bar for logistics and light manufacturing facilities in Tempe.”

Conclusion

LGE Design Build will serve as both the architect and general contractor for Source Logistics Center, ensuring a cohesive and efficient construction process. Cooper Fratt, John Werstler, and Tanner Ferrandi of CBRE are leading leasing efforts. The facility is already attracting attention from various industrial users looking for next-generation space in a high-demand market. Completion is targeted for mid-2026.

The Tempe area offers a unique blend of advanced manufacturing, technology and research-focused employers, all of which benefit from the city’s robust infrastructure and skilled workforce. Creation’s latest project is poised to deliver strategic solutions for operators seeking to capitalize on these regional advantages.

Creation’s track record includes a range of successful industrial and mixed-use developments and transactions nationwide. Notably, the firm has several high-profile projects underway or upcoming in the Valley, including Thunderbird Commerce Park in Scottsdale, Park Algodon in Phoenix, Nexus Commerce Center in Tempe, Heritage Park in Gilbert and The Switchyard in Queen Creek.
