Creation, an active real estate development and investment firm headquartered in Dallas, today acquired a 38-acre site in North Fort Worth that will be developed into a three-building, Class-A industrial campus with adjacent ground-up retail.
Located at the corner of Loop 820 and Marine Creek Parkway in the heart of the Meacham Airport submarket’s premier industrial corridor, MC820 Logistics is being developed in partnership with a real estate fund advised by Crow Holdings Capital. The project spans 451,032 square feet across three state-of-the-art buildings featuring Class-A amenities such as rear-loading docks, 473 parking spaces and 42 trailer stalls. The building mix offers a variety of depths catering to a diverse tenant market with highway frontage, a newly improved city right-of-way along the backside and multiple entrances into the site.
LGE Design Build is leading the architecture and construction in collaboration with Manhard Civil Consulting, with the first phase expected to break ground this summer and completion in late 2026. Matt Carthey, Thomas Grafton and Trey Goodspeed of Holt Lunsford Commercial are handling the leasing.

Separate from the Crow Holdings Capital-affiliated joint venture, Creation is also developing The Shops at MC820 on an adjoining six-acre site, featuring a variety of restaurant and retail space. Positioned as a strategic complement to the MC820 Logistics employment center, The Shops will cater to a range of tenants, including national drive-thru, fast-casual and full-service restaurants, as well as service-oriented retailers.
