Nexus Commerce Center, a three-building, 273,000-square-foot Class-A industrial park developed by Creation in partnership with CrossHarbor Capital Partners and Amherst, is now complete at Elliot Road and Hardy Drive in Tempe, transforming an underutilized office site into one of Tempe’s newest industrial destinations.
Delivered on a 16-acre site once home to the vacant Elliot Corporate Center, Nexus Commerce Center converts roughly 200,000 square feet of office space into institutional-quality shallow-bay product, positioned in the middle of Tempe’s I-10 Corridor submarket. Designed and built by LGE Design Build, the three buildings range from 88,773 to 103,288 square feet and feature 32-foot clear heights, built to serve light manufacturing, assembly, research and development, logistics and fulfillment users.
"Nexus Commerce Center delivers modern, high-efficiency industrial space in one of the most strategically located submarkets in the Phoenix Metro," said Grant Kingdon, principal of the Mountain West region for Creation. "Reimagining a site once home to underutilized office space into a site that now offers modern shallow-bay product that meets the demand of today's tenant requirements is exactly the kind of creative approach that infill sites like this require.”
Nexus Commerce Center offers direct access to Interstate 10 and Loop 101 via Elliot Road, with close proximity to the US-60 interchange and Phoenix Sky Harbor International Airport – giving tenants seamless connectivity across the greater Valley. This project reflects Creation’s continued focus on infill opportunities that others overlook, turning aging, underutilized assets into high-performing spaces built for how businesses operate today. The City of Tempe was a strong partner throughout the process, and its efficient permitting, educated workforce and central location continue to make it a natural draw for high-tech manufacturing, logistics, and R&D users.
Leasing efforts for Nexus Commerce Center are being led by Mike Haenel, Andy Markham, Phil Haenel and Justin Smith of Cushman & Wakefield.
