Creation, a leading Dallas-based real estate developer, has reached full lease-up at Houston Point 290, a three-building Class A industrial campus totaling 383,076 square feet in Northwest Houston, following the recent signing of its final lease with Gutor.
Located at 9210 Highway 6 N near the intersection of Highway 6 and U.S. 290, Houston Point 290 sits approximately 10 miles north of Interstate 10, placing the 27-acre property within one of Houston’s most active distribution corridors. The site was designed to accommodate a range of logistics and industrial users with modern building specifications and immediate access to major transportation routes.
Each building features 32-foot clear heights and a minimum of 35 dock doors, totaling 110 dock positions across the campus. The property also includes wide truck courts for efficient circulation, along with 441 vehicle parking spaces and 31 trailer parking spaces.
Tenants represent a diverse mix of industrial and distribution users. Goodwill occupies the largest space at nearly 150,000 square feet, while additional tenants include Windy City Wire, LINC and Procraft Cabinetry. The final commitment was secured by Gutor, which recently signed for more than 90,000 square feet.
“With Houston Point 290 now fully leased, we’re seeing continued validation of Northwest Houston as a premier location for logistics and distribution users,” said Taylor Mitcham, principal of Texas for Creation. “Companies are prioritizing access to major transportation corridors and strong labor pools, and these projects deliver exactly that. The leasing activity we’ve experienced here and at Cypress Creek Distribution Center reflects the strength of the submarket and the continued demand for high-quality industrial space.”
Creation is also approaching full lease-up at the nearby Cypress Creek Distribution Center, a single-building Class A logistics facility located at 9910 Cypress Creek Parkway in Houston. The property totals 149,773 square feet and currently has just 63,700 square feet remaining available for lease.
Developed in partnership with PGIM Real Estate, Cypress Creek Distribution Center features a rear-load configuration designed to accommodate modern logistics operations. The facility features a 32-foot clear height and 42 dock doors, and is positioned just off Highway 6, with convenient access to U.S. 290 and U.S. 249. Beltway 8 is located less than three miles from the site, providing tenants with efficient connectivity to key distribution routes throughout the Houston metro area.
Leases at the property include Synthetic Grass, ShowBox Exhibits and Chef Units, contributing to the project’s strong occupancy. With its central location, access to a strong workforce and high-quality industrial specifications, Cypress Creek Distribution Center continues to attract a range of distribution and logistics users in the Northwest Houston submarket. Richard Quarles, Joseph Berwick, David Holland and Eliza Klein of JLL are leading the leasing efforts.
