Today, Dallas-based real estate development firm Creation announced the completion of Fort West Commerce Center in North Fort Worth, along with the execution of two significant leases with Lockheed Martin and Big Ass Fans, bringing the industrial development to 70% occupancy.
Fort West Commerce Center is a three-building, 531,601-square-foot master-planned Class-A industrial development in one of the nation’s most sought-after industrial submarkets, North Fort Worth. Situated on over 30 acres, the project is designed to accommodate users from 34,041 to 221,444 square feet. LGE Design Build (LGE), the award-winning design-build construction firm, designed and led the project.
Prior to the building’s completion, Big Ass Fans leased Building A, which is 221,444 square feet, for its central U.S. distribution hub, along with an office and showroom. Lockheed Martin leased Building C, at 136,165 square feet, for a storage and distribution facility. The final building, Building B, remains available for lease with 173,992 square feet of space. Matt Carthey and George Jennings of Holt Lunsford Commercial are handling the leasing.
“We’re proud to deliver a best-in-class project that is 70% preleased in the dominant North Fort Worth submarket,” said Taylor Mitcham, Creation’s principal of Texas. “We couldn’t be happier with the tenancy in the project and leasing activity that Holt Lunsford has brought. This is Creation’s third completion in North Fort Worth, following 820 Exchange and Northmark Commerce Center, and we’re big believers in the fundamentals of the area. We’re already working on another site in this submarket, hopefully with the same success as these preceding three projects.”
Combining both rear and front load units, Fort West Commerce Center provides exceptional accessibility and visibility from Loop 820, along with various amenities with clear heights of 32’ to 36’. This cutting-edge project aims to set new benchmarks for light industrial product in the growing market. Its dedication to flexibility, as seen in its single-phase approach, ensures a perfect fit for diverse tenant requirements, with both lease and purchase options offered.
Founded by David Sellers and Bob Agahi in 2018, Creation’s portfolio includes $4.5 billion of ground-up developments in major growth corridors of Arizona, Texas, California, Tennessee, New York and New Jersey. Last year, the company opened a $17 million headquarters in the Dallas Design District and surpassed the $1 billion mark in its Texas commercial real estate portfolio.
