Nationally recognized real estate developer Creation, headquartered in Dallas, is making significant strides in Texas, solidifying its position as a leader in the commercial and industrial sectors with the announcement of two new projects: 635 Exchange in Dallas and Triad 820 in North Fort Worth. These projects represent the latest milestones in Creation’s aggressive Texas growth strategy, which has seen the company surpass more than $850 million in transaction volume since entering the market.
“635 Exchange and Triad 820 are quintessential examples of our commitment to delivering innovative projects in the most sought-after submarkets in Texas,” said Taylor Mitcham, Creation’s principal of Texas. “Both developments meet market demands and highlight our ability to navigate complex opportunities and bring transformative visions to life.”
Creation, in partnership with PGIM Real Estate, closed last week on a 36-acre parcel at the intersection of I-35E and I-635 in Dallas, the site of a former City of Dallas landfill. The challenging site will be transformed into 635 Exchange, a three-building logistics hub spanning approximately 600,000 square feet. Designed and constructed by LGE Design Build, the project is set to break ground in summer 2025, with Stream Realty’s Sarah Ozanne, Sior, Mac Hall and Lena Thomas managing leasing efforts.
“This property fits into Creation’s strategy perfectly,” Mitcham said. “Its proximity to major highways, incredible accessibility and placement in an infill submarket of Dallas—a dense epicenter for industrial demand—make it one of the most exciting logistics developments in the region. This type of product has never been offered in tight submarkets like Valwood, Hines and East DFW Airport, and likely won’t exist again due to limited site availability.”
The project’s design features flexible building heights of 32 to 36 feet, abundant trailer parking and seamless access to transportation corridors. The partnership required navigating intricate processes with the Texas Commission on Environmental Quality (TCEQ) and the City of Dallas, underscoring the complexity and value of this development.
In North Fort Worth, Creation is set to break ground this week on Triad 820, a three-building, 137,000-square-foot logistics center developed in partnership with a real estate fund advised by Crow Holdings Capital. Located on nine acres along Anderson Boulevard in Haltom City, the project follows the success of Creation’s nearby 820 Exchange, which traded to CBRE Investment Management for an undisclosed record price and cap rate in 2021.
“Triad 820 marks our fourth project in North Fort Worth, and we’re looking forward to returning to a submarket that we know and love,” said Mitcham. “This project speaks to our deep belief in the strength of this area, which has one of the highest absorption rates of any market. Triad 820 will also be the first project in our Texas ‘small building portfolio,’ a strategy we’re successfully implementing in DFW and plan to expand into Phoenix. These smaller, still traditionally designed industrial buildings are tailored to accommodate a range of tenants, including local mom-and-pop businesses as well as institutional clients, with the added flexibility of both leasing and purchase options. Being able to purchase these buildings is a huge differentiator.”
Triad 820’s prime location provides immediate access to key transportation corridors, including Interstates 35W and Loop 820. The project will be constructed with best-in-market features, including 28’ clear heights, front-load units, 125’+ truck court depths, two storefronts per building, EV charging stations and secured yards. The buildings' flexibility ensures a perfect fit for diverse tenant requirements, with both lease and purchase options offered.
LGE Design Build (LGE) has been selected to lead the project's design and construction, which is anticipated to be completed by late 2025. NAI Robert Lynn will oversee the leasing efforts.
