Creation, a leading real estate development firm based in Dallas, in partnership with a real estate fund advised by Crow Holdings Capital, today announced the completion of Triad 820, a three-building, 137,000-square-foot Class-A industrial development located on nine acres along Anderson Boulevard in Haltom City.
Designed and constructed by LGE Design Build, Triad 820 delivers a new generation of shallow-depth, small-bay industrial product, designed to meet the needs of a diverse tenant base typically preferring a freestanding building layout, including local mom-and-pop businesses and institutional clients, with the added flexibility of leasing or purchasing space. The three buildings of Triad 820 consist of Building A, totaling 39,264 square feet, Building B, totaling 52,344 square feet and Building C, totaling 45,507 square feet. The development incorporates best-in-market features, including 28-foot clear heights, 125’+ truck court depths, two storefronts per building, EV charging stations and secured yards. It offers immediate access to key transportation routes, including Interstate 35W and Loop 820, placing tenants within a highly active logistics corridor in the Dallas-Fort Worth metroplex.
“Triad 820 reflects the strong demand we’re seeing for high-quality small-bay industrial space in North Fort Worth, as well as the entire DFW metroplex,” said Taylor Mitcham, principal of Texas for Creation. “There is a clear gap in the market for flexible product that can serve freestanding users, from local businesses looking to scale to larger groups seeking well-located infill opportunities. By delivering a project that offers both functionality and lease or purchase optionality, we’re helping meet that demand while continuing to invest in the long-term growth of this submarket.”
Architecturally, Triad 820 draws design cues from its proximity to Creation’s Texas flagship development, 820 Exchange, extending the campus's architectural language while establishing its own identity. The buildings incorporate native stone elements at key entry points, paired with metal canopies that create defined transitions between office and warehouse environments. These entry features frame the truck courts and elevate the arrival experience, reinforcing a sense of quality and intention. The material palette leans into regional authenticity, anchoring the project to its North Texas setting. Light gray building tones provide a consistent backdrop that supports long-term maintenance while allowing key architectural elements to stand out.
“The goal was to deliver smaller-footprint industrial space without compromising quality or performance,” said Ray Catlin, regional vice president at LGE Design Build. “We approached the project with a focus on constructability and long-term durability, optimizing the site for truck flow, coordinating building systems early and selecting materials that hold up in a high-use environment. That integrated approach allowed us to move efficiently through construction while maintaining consistency across all three buildings.”
Leasing is being led by Todd Hubbard and Joe McLiney with NAI Robert Lynn. Triad 820 represents Creation’s seventh Texas project to date, with $400 million Texas projects in the pipeline.
